How do I pick a Real Estate Agent in Clarksville TN?

How to pick a Real Estate Agent, Homes for sale in Clarksville TN

How do I Pick a Real Estate Agent?

Here are 10 things that I feel that you should do when looking for a Realtor. These simple tips will help you to know how to pick a Clarksville Realtor.

  1. Talk with your Real Estate agents’ past clients.
  2. Check with your state’s Realtors Association for any past disciplinary actions.
  3. Ask about professional awards.
  4. Select an agent with the right skillsets for what you need.
  5. Find a Realtor that works well with your personality.
  6. Check your agent’s current listings. (Sellers)
  7. Find an agent that knows the local area.
  8. Find a Realtor with YOUR best interest in mind.
  9. Make sure your agent explains any and all paperwork that you sign.
  10. Ask him what his marketing strategy is for you. (Sellers)

How do I pick a Real Estate Agent?

How do you pick a Realtor that is right for your needs? After all, don’t they all do the same thing? Well, the answer to that question is a resounding “No“. Real Estate Agents and Realtors are not the same things, I will explain the difference later in this article.

Top 10 List – How to Pick a Real Estate Agent in Clarksville TN

How to pick a real estate agent in Clarksville TN, 10 things to pick when looking for a Real Estate Agent in Clarksville TN

Talk to your Agents past clients.

Ask for a list of the agent’s past clients that you can speak to, after all, who better to gauge their skills. If he/she doesn’t want to give you the names of their past clients, this should be a red flag. Don’t rely on just online reviews, there are pay services that can remove or hide the bad reviews.

Check with your states Realtor Association

If a realtor has had any violations or misconduct reported, the local Realtors Association and your State Realtors Association will have a record of it. You don’t want a Realtor who has a shady track record or an expired license.

Ask about any awards they may have won.

An award-winning Realtor isn’t going to cost you any more than a part-time Realtor who is just squeaking by, so why wouldn’t you want the better performing one to represent you.

Select the Agent with the Right Skill Sets.

If you are buying a home, a Listing specialist isn’t who you need. Just as when you are selling a home, you don’t need a buyers agent to represent you. You want a Realtor that is right for the job you are hiring them for.

Find a Realtor that fits your personality.

You are going to be working closely with your Realtor, you are going to need someone that you get along with and isn’t going to rub you the wrong way each time you talk to them.

If you are selling a home, you are going to want a Realtor that has listings. You don’t want to trust the sale of your property to someone who is inexperienced in selling a home. Make sure their listing are residential properties in the price range you are looking to sell, a million-dollar listing needs to be marketed differently than a $150k home.

Find an agent that knows the local area.

There are lots of new real estate agents that themselves are new to a town especially in a military town and they won’t know all the hidden jewels of a neighborhood that a long-time resident will know. Your Realtor should know the traffic patterns, parks, schools… anything and everything that will help you pick the right neighborhood for you.

Find a Realtor with your best interest in mind.

A good Realtor is going to tell you the truth about a property at the risk of losing a sale. Their commission shouldn’t be the main focus for them. For example, I always show my clients the Agents sheet (if there is a sellers bonus) and if there is a seller bonus, I will show my client the amount of the bonus and I pass the bonus on to my clients instead of keeping it for myself. Let’s say that there is a $2500 seller bonus that goes the selling agent when I write up the contract, I ask for that bonus to be taken off the cost of the house instead of given to me as a bonus.

Make your agent explain EVERYTHING that you sign.

Your agent’s job is to know how the Real Estate transaction work and are handled, he does this every day and may fly through the paperwork. Make sure you stop him and make him explain anything that you are not comfortable or sure about. This is part of his job and he should have no problem doing so.

Talk to your agent about his marketing strategy for your property.

Putting your house in the MLS, host an Open House and sharing it on Facebook isn’t a marketing strategy. Each property and seller are different and each one requires it’s own battle plan. Your agent should be willing to explain everything to you and put it in writing.

How to pick a Realtor or Real Estate Agent in your town

What’s the difference between a Real Estate Agent and a Realtor?  The most important difference is that a Realtor MUST follow a Code of Ethics. A Realtor can and will be fined or even have their license revoked for failing to do so. Here is a great article about the differences between a Real Estate Agent and a Realtor.

If you follow these simple steps, your home purchasing or selling experience should be a smooth one. You and your Realtor should be able to talk about any changes that may have to be tweaked in order to get your property SOLD or adjustments to your wants and needs to find the perfect home for you to buy. You should have an open field of communication throughout the entire journey.

Tennessee First Time Home Buyer Programs | Low and No Down Payment …

Qualifying Tennessee first time home buyers can take advantage of numerous programs designed to help them receive affordable home financing, including …

The day has finally arrived, you’re buying a new home! Whether you are buying in a familiar area or are moving across the country for a new job, there are certain things to keep in mind as you begin the hunt for your new home. Hopefully, this list of tips will aid you in choosing the best property and will help prevent a case of buyer’s remorse.

Work with a REALTOR. A good REALTOR will be able to help you navigate all the twists and turns that come with finding and purchasing a home. They will negotiate the best price for you and use their knowledge of the industry to find you the perfect property. Keep in mind that only the seller pays commission on a sale, so it doesn’t cost you anything to have a REALTOR and could actually save you a significant amount of money on your purchase.
Sort out your finances as soon as you can. Get Pre-Approved for a loan. In addition, don’t make any large purchases before you buy a home. Big credit purchases such as a vehicle, boat, or timeshare, will be reflected in your credit and may disqualify you from loans.

Consider all the expenses of owning a home. The cost doesn’t stop once you calculate how much your mortgage will be each month. Property taxes, homeowner’s insurance, and utilities are major factors to consider when budgeting for a new home. In addition, regular house maintenance will incur expenses. Some neighborhoods have HOA fees, if you are looking for a condo then you will be faced with Condominium fees which can be pretty steep.

Shop around for loans. Don’t be afraid to get two or three rates from different lenders. When borrowing such a large sum of money, even one percent difference in the interest rate will save you thousands of dollars over the life of the loan. Make sure you are comparing apples to apples, some lenders have add-on fees or hidden cost that will really add up.

First time home buyer Clarksville TN | Home buyers guide

Make sure you get a Home Inspection done. This will save you a lot of money if there are problems found.

I always tell my clients when having a home built, think of resale when designing the home, style of home (ranch, colonial, modern…) and when picking out options.

Benefits of selling your home in the winter | Cozy Homes for sale

There are some benefits of selling your house during the winter.

Do homes sell in the winter?

The simple answer is YES. Winter tends to have fewer homes on the market and fewer buyers but the ones looking to buy are serious homes buyers. So winter home sales do slow down but if you marker your home correctly and to the right buyers, it’s a great time to sell your home.

Is January a good time to sell a house?

January is better than December and November since the major holidays are over and people that are looking to buy a home can start to focus on their house hunt instead of Thanksgiving and Christmas.

Benefits of selling your home in the winter

Why Sell a Home In The Winter?

What are the Benefits of selling your home in the wintertime? Most sellers will wait until early Spring to market their home. The lack of inventory (during the colder months) for sale benefits a seller as buyers have far fewer choices. Additionally, while winter is usually much slower for home sales, the buyers looking are almost always more serious especially in areas where the weather is inclement. Unless they are really serious about buying a home, it is doubtful a buyer will make a practice of going out and looking at homes in the snow and frigid temperatures.

Use the different seasons to highlight your property
Benefits of selling your home in the winter – Showcase its natural beauty
  • Embrace the Season – Seasons Greetings, the holiday season is one of the greatest advantages you have while selling in winter. While there are certainly challenges presented by holidays and vacationing buyers, there is also a range of things you can do to tap into the energy that already exists due to the season. Sellers in wintertime often decide to decorate their homes for the holiday to draw buyers in. Decorations, lights, scents and even presents under the tree can all do great things for your sale. Many buyers will have families or be planning on having a family. Let them see how great your home is for throwing holiday parties and enjoying time with family and friends. It may be just the thing to attract an offer. Just make sure you don’t go overboard. While being festive and having holiday decor can set your home apart from others it can also become a major distraction when you cross the limits.
  • No shoes – It is easy to be too accommodating to potential buyers, sometimes to your detriment. One boundary that buyers may appreciate is the “no shoes” rule. Considering all of the slush and dirt that can be pulled in from outside, it only makes sense to have visitors remove their footwear before walking around in your home. You have already had the carpet cleaned in anticipation of your showings. The last thing you want is mud and dirt brought in from foot traffic. You can place a sign at the door letting visitors know that shoes should be removed before entering. Some people offer disposable slippers to wear while in the house, although this is not necessary. What this does is show that you take pride in your home. Buyers appreciate this especially when they have the same mindset you do.
each season has it's pros and cons in Real Estate
Benefits of selling your home in the winter – Embrace the Season.
  • Driveways -Keep the driveway and sidewalks shoveled, it makes a big difference in how your home shows.  Knockdown show build-ups on the roof, you don’t want the home buyers to think about all the work they will have to do when they see your home.
  • Emphasize comfort – Beyond keeping the house warm and the fire lit, you can do a lot of little things to make your home seem more comfortable and inviting. Buyers may be coming in out of the cold and feeling stressed from the house-hunting experience. They may be wondering if they can find a house they like that will be good for both them and their loved ones. Let them know that your house fits this ideal by focusing on the little things. You could put a nice fluffy blanket on the couch, turn back the comforter on the bed and make sure the interior lighting is warm and cozy. Some sellers like to bake cookies or pie during a showing to keep the house smelling like home I like to have a fresh pot of coffee on hand). Others like to put on some relaxing music and light candles. What you do will depend on your personality and space you are working with. Putting in a little effort to make the home comfortable in an otherwise miserable season can work wonders for your sale.
  • Showcase the fireplace – If you have a fireplace you should show it off to buyers. How you do this will depend on several things. If you have a gas fireplace, it is easy enough to start it up before a showing and add some ambiance to your family room area. However, a wood-burning fireplace is not something you can just leave burning around the clock. You can set up the wood for a fire – at least demonstrating the potential for what the house can do.

Homes for sale in Clarksville TN very from season to season but winter has historically seen fewer homes on the market and more serious buyers.  Don’t let the cold stop you from selling your home.

benefits of selling your home
Benefits of selling your home in the winter – Warm and inviting

Now that you know how to sell a home in the winter, you may be wondering if it is a good idea. Much like selling a home in the fall some advantages come with selling in the winter. The biggest competitive advantage a seller has in the wintertime is less competition. Typically there are far fewer homes for sale in the winter than at other times of the year.

Take some photos in the Fall
Do some prep work now. First, grab your camera or smartphone and do an exterior autumn photoshoot, with the leaves changing colors.

It’s a much better way to showcase your home than to wait until late winter when everything is still dead and brown and mucky. Also take some landscape shots after the first snow, ideally on a sunny day, to show how cozy your place looks in winter.

Clean out your closets and attic
Take a preliminary inventory, too. Look through your attic, closets, basement, and garage to see what stored items you’ll want to keep, give away or sell in the spring. This will help you determine whether you’ll need a storage unit when your home is on the market and if there are any problem areas that need repairs or attention.

buying and selling a home

Get your Pre-approval lined up
It’s also a good time to start discussing financing options with a local lender and interview prospective listing agents who also might provide additional preparation tips.

Real Estate Investments in Clarksville TN

Real Estate Investments in Clarksville

Real Estate Investments in Clarksville TN
This is a quick break down of Real Estate Investments in Clarksville TN.

Clarksville TN is a great market to invest in. Rentals of Single Family Homes or Multi-family Homes are hot but what are the steps involved in picking out a property to buy along with finding a realtor to work with in Clarksville TN.

Real Estate Investments

Real Estate Investments in Clarksville

Investing in Clarksville Real Estate 101

First off, you will need to find an Investor friendly Realtor unless you are already experienced in Property Investments but even then, you may still want to use a realtor. They will do all the searching and narrow down the choices for you so you aren’t spending all of your time weeding out the junk property (This month alone there are over 1000 homes available for sale in Clarksville TN, that’s 1000 homes that you would have to weed through but a realtor will do it for you). REMEMBER Realtors in Clarksville TN will not cost you the buyer a dime, the seller pays for the Listing and Buying agents so I highly recommend finding a good Realtor to work with.

Real Estate Investments in Clarksville are plentiful if you know where to look.

Houses on the Market for sale in Clarksville TN

There are around 1000 homes on the market in the Clarksville area right now as I write this.

Elimination of Properties, this is the weeding process that your Realtor will do for you. The first few steps are easy,

  1. narrow down to the area (location)
  2. price
  3. the type of property you are looking for

Analysis of Remaining Property

This is where a good investor friendly Realtor is worth his weight in gold. They will run the numbers and present you with the best property that makes sense for what you are needing, with the best ROI in mind for you.
Make offers on Property, your Realtor will advise you on the best price to offer to get the property you want. He will work closely with you and take care of all the paperwork involved.

Offer Accepted!

Remember, the property isn’t yours until everything is signed off on at closing. Now you can remodel and flip the house or put it on the market to rent. Your Realtor will list the property for sale if you are flipping the house.
Once again, this is just a very simplified lesson on Real Estate Investments. REI groups are available online and in group meetings to learn more which you should do. Your Realtor will be a world of help to talk to them and listen to them while you and searching, buying, renting or selling a piece of property.

When interest rates go up, more people tend to rent over buying homes which makes Property Investing a good business to be in. When looking for Realtors in Clarksville TN make sure you give me a call.
